Abstract

This paper investigates the problems of reinforced concrete (RC) building construction in North Cyprus. 14 buildings in Gazimagusa region were investigated and a number of tests were carried out to identify the reasons of deterioration in RC building structures. Problems are associated both with the design/detailing and construction process. Lack of quality control during construction, inexperienced labour, inadequate isolation of buildings from the external effects, honeycombing due to inadequate vibration of concrete, lack of regular maintenance, lack of soil investigation and hence choice of wrong foundation type are some of the main reasons causing the problems. The consequences are variety of cracks, differential settlements and corrosion of reinforcing bars. To avoid these problems, the knowledge and awareness of the engineers, architects and workers should be raised through properly planned training about design and construction processes for RC building structures. New regulations relating to the Quality Control (QC) of such building structures should be drafted by the concerned bodies, such as the Union of the Chambers of Cyprus Turkish Engineers and Architects (UCCTEA) and the Government Planning Office. Regular repair and maintenance would keep the buildings in good shape to resist the combination of loads they have been designed to carry throughout their life.
